Service Station proposed site layout.

Council has requested more information from Pearl Investments on their Operational Work (Roadworks, Stormwater, Earthworks) Application. The application fails to comply with a number of the conditions set down as part of the negotiated agreement reached in the P&E Court to approve the service station on the corner of Farrell and Stevens Street, Yandina.

INFORMATION REQUIRED

1(a) Provide approval from the Department of Transport and Main Roads (DTMR) for the final design of the site access and driveway works along Farrell Street.
(b) Driveway along Farrell Street to have a minimum width of 8.6m in accordance with the condition specified in SARA Approval condition.
(c) Demonstrate sufficient space for temporary setdown of a fuel tanker truck whilst dispensing fuel into the site without blocking cars ingress/ egress.
(d) Demonstrate provision of gully pit inserts/ baskets in all field inlet pits on the site.
(e) Demonstrate provision of speed humps on site.
(f) Provision of proposed bicycle and motorcycle parking area in the proposed plan to demonstrate compliance with the condition.
(g) Provision of detail for stormwater harvesting tank.

2(a) Provision of AV turnpaths to demonstrate safe and convenient manoeuvring areas entering and leaving the site from Farrell Street and Stevens Street without turning movements conflict with the on-street parking lane. Confirming that the swept path will be fully contained within the vehicle crossover footprint.

3(a) Demonstrate that the Stormwater management design is in accordance with the approved Stormwater Management Plan.

4(a) Demonstrate that the retaining wall shall have a service life of more than 50 years and an RPEQ certified design.
(b) Demonstrate offset of 150 mm from the site boundary on the western and northern boundary.
(c) Provision of retaining wall finishing details.

5(a) Provide swept path for car park number 10/ parking along the western boundary car park to demonstrate safe and convenient parking access close to refuse area.
(b) Provide car parking dimensions for the service bay (MRV/ WCV) to demonstrate compliance with Planning scheme policy for transport and parking code and Australian Standard AS 2890.2.
